KIRKOR ARCHITECTS AND PLANNERS
KIRKOR ARCHITECTS INTERIORS
Since its start in 1981 as Kirshenblatt Korman Architects, KIRKOR ARCHITECTS AND PLANNERS has grown into a studio of 150 architectural and design professionals in Toronto and Calgary. From our roots in community-based housing and the early days of condominium development in Toronto, KIRKOR matured into one of Canada’s pre-eminent development architecture firms with world-class expertise in various residential typologies, including large-site development and master-planning, development and planning negotiations, tall-building and mid-rise architecture, with a dedicated focus on complex mixed-use, residential primary building programmes.
KIRKOR has successfully executed over $2 Billion worth of development construction over the past five years, delivering full-service architecture and master planning. We are often the Lead Architect of Record in many joint ventures with both local and global design architectural firms. In the size of projects we deliver, we recognize that we have a unique and distinct role in building our communities. To be efficient in our positions, we speak confidently in a design language that respects the diversity of culture and age; promotes responsible sustainability and health; creates the built-environment framework to enable rich, cohesive experiences and uses; and are economically viable for both our clients and their ultimate users.
Our longevity gives our clients the necessary security and is, at the same time, a testament to the strong leadership of our partners and senior staff. Our success speaks to our valued Clients who return to KIRKOR time and time again to oversee the development of their lands and architecture. We are privileged to find nearly all of our project work in repeat clients, referrals from Municipal Authorities, Planners and Planning Lawyers, and through our Professional Consultant Partners. Most importantly, our referrals come from our clients such as yourself. These referrals are our highest honor. They speak not only to the successful design and execution of great projects but also to a Client-Architect collaboration where the experience of architecture comes from our skillful practice of careful listening and sharing and building with our clients.

A key to KIRKOR’s success is that we are a consultant and advisor to many clients who share a common thread rooted in the dedication, professionalism and architecture that comes with the specialized experiences that is KIRKOR’s 40-year history. As lead participants in creating vibrant and sustainable communities with our clients, the industry sees KIRKOR as a knowledge leader in our field. In fact, this reputation emerged from persistent and robust relationships we nurtured through years of our practice, concurrent projects with varied (or the same) clients and our work with familiar faces from project to project. No matter the relationship type, whether with fellow consultants, community associations, developmental authorities, constructors, experiences from our other clients, or politicians, they allow us to assess our work test design and implementation strategies. Most of all, they help us gauge the current tenor of the necessary political forces on who we count for support to continually fine-tune our approach to design, presentation, and execution. We understand that design and development strategies must be fluid to satisfy the needs of many and varied interests in the shape of our projects. But we also know when to lean on our relationships to defend our design and acknowledge the diligent efforts committed to date.
To create unique and innovative Architecture that helps nurture and grow the surrounding context.
Our vision is to mentor and inspire Architects to create extraordinary work that continues to foster exploration in Architecture.

KIRKOR Interior Architecture (KIA) is a collective of independent professionals who have committed to work with KIRKOR to execute the most challenging of interior design projects together with our in-house architectural and interior professionals. This specialist team has been carefully curated to bring to bear on your project the most diverse and current project experience and delivery methodologies in the industry, each representing years of practice and execution of successful interior programmers across North America.
Our collaborative strategy is unique in its practice, and will quickly suss out the design priorities of all participants and stakeholders to set exciting design directions. These directions are then developed concurrently with the architecture. Interior spaces should directly relate to the architectural purpose, siting and narrative which ultimately define the architectural form.
Our collaborative process with our clients, integrated with the purposeful and ongoing in-house dialogue of all architectural priorities (an extension of the collaborative process), will succeed in finding the most appropriate story and language for the project as a whole. Once this narrative is set together with you and your team, coordination and development is facilitated under an extension of the primary architectural coordination service. As this service is completed under one roof, oversight redundancy and conflict is eliminated: the partner(s)-in-charge for the delivery of KIRKOR’s architectural services will be the same partner(s)-in-charge for delivery of interior architectural services.
This streamlining is purposefully developed to facilitate higher coordination of interior spaces within work already being done by KIRKOR Architects. And ultimately, results in a lower cost to our clients.
Our vision is to mentor and inspire designers to think beyond the framework of the space, foster exploration in their development of the project solution.
Our mission is to create distinctive experiences which enhances the end users connection to the built environment.
WORKING PARTNERS AND PRINCIPALS
Simply put, KIRKOR’s Partners will work on your project.
KIRKOR’s Partnership, and our partners-to-be in our company Principals, will remain on your team from the moment we are introduced into your project until the last occupancy and substantial performance. We believe in continuous partner engagement directly with our clients, our consultant partners, your constructors, and their trade sub-contractors throughout your project. We recognize our place as leaders in your project and believe that this leadership is strengthened when we can bring the full breadth of the partner and principal experience to the table.
Although our knowledge dossier are significant, we still have lots to learn. To get to the nuance of the project needs, we know how to provoke the necessary conversations to reveal what we know and what we will need to know to ensure the efficient and successful delivery of your project. Above all, we will speak honestly with you. We are, after all, your advisor. We recognize that we are spending your money while structuring our strategies and directions – and most times, lots of it. Therefore, we will advise you truthfully, laying out the costs and benefits of our various design strategies, respectfully challenging our thinking and the thinking of others to be able to offer you our best guidance rooted in 40 years of project delivery. With partners and principals at the table throughout your project or looped tightly into your project’s daily strategies, we are able to facilitate the decision-making processes timely. We are aware of the potential issues that can mire complex projects. But, at the same time, we are leading your team through their solutions in all aspects and phases of your project because we are at the table. Our team will be ever-present in your project, consistently with the same team and decision-makers, supported by the authority of the KIRKOR Partnership.
SUCCESS FOR ALL
In our work together, you will regularly hear our KIRKOR mantra: “We must set you up for success.” This is one of KIRKOR’s most important and foundational mission statements behind working and managing our projects. Our responsibility is to ensure that all project team members have the necessary information and decisions throughout the life of a project to make their own work successful. Whether this is our clients before their own committees, planners seeking support from municipal councillors, our consultant design and engineer partners, our constructors and their sub-trades, or our internal design studio team members, the KIRKOR partnership fundamentally believes it is the architect’s responsibility to look way ahead of the various tasks that define a project, and work to anticipate the information that we need to furnish, the decisions that need to be made, or the strategies we need to hatch.
The trait we just described comes from the skillful discipline of listening. To hear what is being said requires practiced leadership and is as much a disciplined process of attending to our stakeholders needs and aspirations as it is provocatively “shaking the bushes” to see what pitfalls lay hidden behind. This fact-finding is rooted in our 40 years of experience, where we may not know all the answers, but we know the questions to ask, and whom to ask, to help others in their own work. Whether this is of our Clients, Municipal Authorities, Engineering and Design Consultants, Constructors and Trade Consultants alike, we know how to orchestrate this information into a comprehensive action plan against which project stakeholders can chart their own efforts to be successful.
To be successful in our work, we need everyone else to be successful as well. It is a fundamental truth in all aspects of our everyday lives that respects who others are and what they have to say to us. And it shapes KIRKOR’s everyday approach to our work.
