As master planner for the RioCan Scarborough Centre redevelopment, Kirkor established the vision and framework for transforming a large-format commercial site into a vibrant, transit-supportive mixed-use community within Toronto’s Golden Mile neighbourhood in Scarborough.
Phase 1, located at the northwest corner of Eglinton Avenue East and Thermos Road, establishes the foundation for the broader redevelopment through the introduction of two mixed-use development blocks: Block 1 (Buildings A1 and A2) and Block 2 (Buildings B1 and B2), alongside a new public park, complete streets network, and enhanced public realm.
This phase will deliver approximately 190,718 m² of gross floor area, including 2,434 residential units, 4,304 m² of ground-floor commercial space, and a new 19,433 m² public park. Residential buildings ranging from 11 to 48 storeys create a varied skyline while supporting the City’s objectives for intensification and transit-oriented growth.
Guided by the master plan, the development is organized around a network of new public streets, active frontages, and landscaped public spaces designed to foster connectivity, walkability, and community life. Residential and commercial uses animate the street edge, while generous sidewalks, tree-lined boulevards, publicly accessible plazas, and open green space contribute to a cohesive and livable urban environment.
