Originally constructed in 1904, 685 Queen Street East was a 2½ storey heritage house converted into nine residential units. In a redevelopment initiative by Riverdale Co‑operative, KIRKOR led the renovation of the existing structure to construct a new five-storey building which was added at the rear, creating a modern 26-unit housing development. Originally nine units, the site now offers 26 affordable homes, supported by over $8 million in funding and incentives from the City of Toronto, with additional provincial and federal contributions. Rents are set at 80% of Average Market Rent for 99 years, ensuring long-term affordability.
Accessibility is a cornerstone of the redevelopment as the building includes six universally accessible units, ten barrierfree units, and features such as an elevator and represents Riverdale Co-op’s first fully accessible building. In addition, five units are reserved for professional artists, supporting Toronto’s cultural sector. The project also preserves the historic façade while adding modern amenities like a community room, rooftop patio, bicycle storage, and common laundry facilities. Sustainability goals align with Toronto’s HousingTO Action Plan and Green Standard initiatives, promoting climateready, inclusive housing. The 685 Queen Street East redevelopment was completed and celebrated on National Housing Day, November 22, 2024.
