The TransAlta office-to-residential conversion renews a previously vacant building, transforming it into a valuable source of much-needed housing units in Downtown Calgary. Supported with CMHC-funding, this development features well-considered, generously-sized rental suites. This adaptive reuse not only helps meet urban housing needs but also contributes to the revitalization of the Beltline community with a fresh, sustainable approach to development. The renovation maintains as much of the existing building as possible while refreshing the appearance and function to suit the new residential use. The existing concrete structure and pre-cast concrete envelope are repurposed, while envelope upgrades include increased insultation and new windows to improve the building’s energy efficiency to modern standards. This keeps the new construction needed to a minimum, helping with the cost of the renovation and vastly improves the embodied carbon footprint.
