The Versus’ initial construction was halted at the parkade level and was not resumed until a new developer acquired the site seven years later. KIRKOR picked up where it left off, swiftly adapting the project’s initial Development Permit to finally advance the project to it’s official completion in 2017. The Versus, a multi-tower project of 17 and 34 storeys, offers over 400 rental units and 425,000 square feet of commercial space with retail at grade. With a prime location in Calgary’s Beltline neighbourhood, Versus contributes to the vision of a diverse high-density urban community of the Beltline Area Redevelopment Plan, in line with City of Calgary’s Urban Design Guidelines.
The dual-tower development introduces new residences at the heart of the city’s vibrant scene. The podium connects the 17- and 34-storey buildings, hosting commercial units at ground level and offices on the second floor. The dynamic massing and material choices create a shimmering skin against Calgary’s skies, signalling sophistication and elegance for the new millennium. Active ground level emphasizes high transparency and visual interaction with the surrounding streetscape. The ground-level facades, featuring minimal blank walls, express fine-grain massing relationships through defined vertical and horizontal planes. The window placement, including curtain wall systems, enhances the facade’s rhythm, variation, and diversity.
